We carefully inspect your roof's flashing, and the sealant at all flashing points, including all exposed fasteners.
We'll inspect for corrosion, rust, loose, lifted or damaged flashing, and deteriorated, cracked, or missing sealant to help identify areas where water intrusion could occur.

As part of your roof maintenance service, we clean & re-seal any deteriorated, missing or failed sealant found at flashing points, roof penetrations and exposed fasteners with a premium commercial–grade silicone sealant compatible with your roofing system.

Our Annual Roof Maintenance Tune-up & Inspection is designed to maintain & extend the life of your roof and its components as while evaluating the overall condition, performance, and expected service life of your roofing system. We carefully inspect all major roofing components to identify signs of wear, weather damage, aging, improper installation, and potential sources of leaks.
As part of your inspection, we perform minor preventative maintenance, including resealing pipe boots, vents, skylights, exposed fasteners, flashing, and other vulnerable roof penetrations when necessary, using premium commercial-grade roofing sealants compatible with your roofing system.
We'll explain our findings on-site and answer any questions you have about your roof condition and recommended maintenance.
Following the inspection, you’ll receive a detailed Roof Health Report that includes our complete assessment, photographs, and recommended maintenance or repairs to maximize the life of your roof.
(Minor preventative maintenance is limited to work that can reasonably be completed during the scheduled inspection. Repairs requiring significant labor, additional materials, or replacement of roofing components will be quoted separately.)
